Pool and outdoor areas observe a 10 PM curfew for noise. Please keep music, conversation, and pool activity at a considerate level after that time. We have wonderful neighbors and want to keep it that way.

We kindly ask guests to take care with the sofas and curtains — please avoid sitting on them in wet swimwear, and please apply spray sunscreens outside before coming in. Sunscreen (especially sprays) can permanently stain fabric. A quick rinse and a towel go a long way. Thank you!

The grill is propane-powered — the tank is located under the outdoor kitchen sink. Please make sure the grill is fully turned off after each use (both the burner knobs and the tank valve). If the tank feels low, let The Hub know.

The terrace speakers (upstairs and downstairs) support AirPlay 2 and Google Cast — stream directly from your phone, tablet, or laptop without any additional app. Please be mindful of volume levels, especially after 10 PM.

Outdoor lights run on an automated schedule and motion detection — they will come on at dusk and respond to movement around the property. If you prefer to adjust any light manually, labeled switches throughout the home let you override individual zones as needed.

The A/C units are smart — if a door or window is left open, the system will automatically pause to avoid cooling the outdoors. This is normal. Simply close the door and the unit will resume.

Set to 24°C (75°F) for comfortable sleeping. Below 20°C is rarely needed and runs up costs quickly. Each bedroom has its own independent unit.

Your neighborhood convenience store — ~450m away on Malinches Street, part of the Palm Beach Inn complex. Stock up on water, snacks, drinks, local produce, and everyday essentials. A handy stop before heading to the beach or pool.

Both the washer and dryer have built-in detergent tanks that dispense automatically — you don't need to add anything unless the display indicates it is empty. Simply load your clothes, select a cycle, and start. If a machine shows a low-detergent alert, let The Hub know.

Running full loads whenever possible helps conserve water, which is especially appreciated during the dry season when neighborhood supply can be limited.

Playa Grande is a welcoming, low-key beach community. That said, a few simple habits keep everyone's stay smooth and worry-free.

Please keep the front gate closed and locked at all times, and lock the house doors when leaving the property. We also ask that you keep the front door latched even when you're inside — a light breeze can blow it open unexpectedly.

Don't leave valuables unattended on the beach — phones, wallets, cameras, and bags are best left at the house or kept with someone in your group at all times.

Villa Viva sits within Las Baulas National Marine Park — one of the most important nesting sites for leatherback sea turtles in the world. Evening turtle tours are available seasonally (Oct–Mar). Ask The Hub to arrange a licensed guide. Important: if you encounter turtles or eggs on the beach, please keep your distance and do not disturb them — leatherbacks are a critically protected species and interfering (including flash photography) carries serious penalties.

A short boat ride across the estuary takes you to Tamarindo for restaurants, shops, and more surfing. The water taxi costs $2 USD per person each way and typically runs 8 AM – 5 PM (times vary with the tides — confirm before heading down). Alternatively, it's about 25 minutes by car.

For medical emergencies, dial 911. The Hub is always reachable for property emergencies. The nearest full hospital is Hospital Enrique Baltodano Briceño in Liberia (~45 min).

Checkout is at 10:00 AM. Please log out of any streaming services on the TVs, leave used towels in the bathrooms, and ensure windows and doors are closed and locked. Return keys to the lockbox. The Hub will coordinate everything else — thank you!
