Pool and outdoor areas observe a 10 PM curfew for noise. Please keep music, conversation, and pool activity at a considerate level after that time. We have wonderful neighbors and want to keep it that way.

We kindly ask guests to take care with the sofas and curtains β€” please avoid sitting on them in wet swimwear, and please apply spray sunscreens outside before coming in. Sunscreen (especially sprays) can permanently stain fabric. A quick rinse and a towel go a long way. Thank you!

The grill is propane-powered β€” the tank is located under the outdoor kitchen sink. Please make sure the grill is fully turned off after each use (both the burner knobs and the tank valve). If the tank feels low, let The Hub know.

The terrace speakers (upstairs and downstairs) support AirPlay 2 and Google Cast β€” stream directly from your phone, tablet, or laptop without any additional app. Please be mindful of volume levels, especially after 10 PM.

Outdoor lights run on an automated schedule and motion detection β€” they will come on at dusk and respond to movement around the property. If you prefer to adjust any light manually, labeled switches throughout the home let you override individual zones as needed.

πŸšͺ Door-Open Auto-Shutoff
The A/C units are smart β€” if a door or window is left open, the system will automatically pause to avoid cooling the outdoors. This is normal. Simply close the door and the unit will resume.
Please turn A/C off or raise the temperature when leaving a room for an extended period. Electricity in Costa Rica is expensive, and small habits go a long way. We truly appreciate it.

Set to 24Β°C (75Β°F) for comfortable sleeping. Below 20Β°C is rarely needed and runs up costs quickly. Each bedroom has its own independent unit.

Solar Power & Battery Backup
Villa Viva runs on a rooftop solar array with battery backup. During the day the home operates primarily on solar. The system switches to grid power automatically at night or when batteries are low. Brief flickers during storms are normal.
⚠️ During a power outage: if A/C units are left running at full power, the battery will drain quickly and you may lose all power β€” including lights and refrigeration. Please turn off A/C or limit it to 1–2 rooms during an outage. Some non-essential appliances may also disable automatically to protect critical functions. Power typically restores within a few minutes; if not, contact The Hub.

Water β€” Reserve, Filtration & Softening
The property has a dedicated water storage reserve that keeps the home supplied even when municipal pressure fluctuates β€” common in Guanacaste. Water is automatically pumped to maintain consistent pressure. The home also has its own filtration and softening system, so tap water throughout the house is clean and treated. No action needed during normal use.
If water pressure seems low throughout the whole house (not just one fixture), let The Hub know. Low pressure at a single tap usually just means that fixture's aerator needs a rinse.
πŸ’§ Water conservation: The Palm Beach Estates neighborhood is served by a local water system that periodically rations supply, especially during the dry season. Please be mindful β€” shorter showers, turning off taps while soaping up, and running full laundry loads all help. We appreciate it.

Internet & TV
The home has Liberty Cable internet with a backup connection β€” if one goes down, the system switches automatically. Speeds are solid for streaming, video calls, and general use. Smart TVs in each bedroom connect to your Netflix, YouTube, or other streaming accounts. Sign in normally; for privacy, please log out at checkout.
If the internet drops, wait 2 minutes for automatic failover. If it doesn't recover, restart the router in the main living area (hold the button 10 seconds). Still no luck? Contact The Hub.

🐒 Leatherback Sea Turtles
Villa Viva sits within Las Baulas National Marine Park β€” one of the most important nesting sites for leatherback sea turtles in the world. Evening turtle tours are available seasonally (Oct–Mar). Ask The Hub to arrange a licensed guide. Important: if you encounter turtles or eggs on the beach, please keep your distance and do not disturb them β€” leatherbacks are a critically protected species and interfering (including flash photography) carries serious penalties.

A short boat ride across the estuary takes you to Tamarindo for restaurants, shops, and more surfing. The water taxi costs $2 USD per person each way and typically runs 8 AM – 5 PM (times vary with the tides β€” confirm before heading down). Alternatively, it's about 25 minutes by car.
